But I saw on HGTV...

Yes!  And I looked on WebMd and am now convinced that I have a fatal illness and I am positive that my prostate is enlarged.

When I meet clients for the first time, I get overly excited when they tell me they watch HGTV.  I reply, "Awesome!  I am going to show you exactly 3 homes and you can pick one!"  Of course I am joking because that is simply not how it works.

It is rare when I show prospective buyers 3 or fewer homes and they make a decision. For good reason!  Finding your perfect home takes time.  Purchasing a home is the greatest single investment most people will ever make in their lifetime.  Your home is your solace, where you raise your family and will make memories for years to come.

Communicated reasonable expectations are what will make the biggest difference in whether your home buying experience will be an enjoyable one.  I repeat: communicated reasonable expectations. Picture it:  Greensboro, 2015.  A new buyer calls me and tells me that they are in the market for a new home.  "We need a minimum of 4 bedrooms, 2.5 baths, fenced yard, granite, pool, sauna, wine cellar, detached garage with in-law quarters on 5 acres and it MUST be move-in ready! Something that looks like the Dynasty mansion. Our budget it $100,000."  Really?  Do you want walls?  A roof? Indoor plumbing?  This is where my work begins.  Explaining the process, as well as understanding my client's needs and assisting them in achieving them.  Regrouping, if necessary.

HGTV is a great place to get decorating tips, ideas and, on occasion, renovating ideas. Renovating seems so exciting, doesn't it?  Just a little TLC and elbow grease and we can make it our own in a few short weeks!  Yeah, right. A few short weeks. Want to stay married?  DON'T DO IT! Many years ago my husband and I tiled our kitchen floor together.  We just got out of counseling last month.  If you decide to go this route, make sure you hire it out and have quotes beforehand so you know what you are getting into.

I asked my Ob/Gyn if he had seen the movie "Knocked Up."  Without missing a beat, he replied,"No.  That would be like work."  My sentiments exactly!
